Document d'Offre et de R\u00e9servation<\/a>\n\t\t\t\t\t<\/div>\n\t\t\t\t\t<div id=\"elementor-tab-content-1281\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"1\" role=\"region\" aria-labelledby=\"elementor-tab-title-1281\"><p>Une fois que vous avez trouv\u00e9 la propri\u00e9t\u00e9 appropri\u00e9e, vous devez formaliser un document de r\u00e9servation avec le vendeur afin de retirer la propri\u00e9t\u00e9 du march\u00e9 jusqu&rsquo;\u00e0 la fin des diligences requises et des <br \/>investigations l\u00e9gales, si vous achetez une propri\u00e9t\u00e9 de revente, ou jusqu&rsquo;\u00e0 l&rsquo;obtention du permis de construire, si vous achetez une propri\u00e9t\u00e9 sur plan.<\/p><p>La signature de ce document implique le paiement d&rsquo;un montant de r\u00e9servation d&rsquo;environ 6 000 \u00e0 10 000 euros ou selon le promoteur du montant qu\u2019il aura d\u00e9cid\u00e9, et comprend les principales conditions d&rsquo;achat : les parties, la propri\u00e9t\u00e9, le prix, la m\u00e9thode de paiement, la date limite pour la signature du compromis de vente et la date limite de finalisation.<\/p><p>Les biens immobiliers sont vendus sans charges ni d\u00e9penses, et tous les frais et taxes d&rsquo;acquisition sont \u00e0 la charge des acheteurs (imp\u00f4ts, frais de notaire et frais cadastraux), sauf l&rsquo;imp\u00f4t sur l&rsquo;augmentation de la valeur des terrains, qui est pay\u00e9 par le vendeur.<\/p><p>En ce qui concerne la fiscalit\u00e9 applicable aux acquisitions, les biens sur plan sont soumis \u00e0 une TVA de 10 % + 1,2 % d&rsquo;Actes Juridiques Document\u00e9s, et les biens de revente sont soumis \u00e0 un imp\u00f4t de transmission patrimoniale de 7 %.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-accordion-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-1282\" class=\"elementor-tab-title\" data-tab=\"2\" role=\"button\" aria-controls=\"elementor-tab-content-1282\" aria-expanded=\"false\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-accordion-icon elementor-accordion-icon-right\" aria-hidden=\"true\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-accordion-icon-closed\"><i class=\"fas fa-chevron-down\"><\/i><\/span>\n\t\t\t\t\t\t\t\t<span class=\"elementor-accordion-icon-opened\"><i class=\"fas fa-chevron-up\"><\/i><\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t<a class=\"elementor-accordion-title\" tabindex=\"0\">2.
